Commercial Property Portfolio
A portfolio of 81 properties including 12 units in Scotland where Vail Williams have been appointed as Asset Managers, with broadly similar powers to those of an LPA Receiver. The portfolio is currently being actively managed with issues including separation works, short-term leasing, the letting of vacant space and maximisation of assets by securing planning consents for alternative use.
Within 12 months of appointment the LPA Receivers have secured in excess of £5.6M of income, affected 10 market lettings and submitted 7 planning applications for change of use. The exploitation of special purchaser sales has yielded receipts of 25% over book value. The long term strategy of asset maximisation is likely to continue for a 3-4 year period. Ancillary issues undertaken by the LPA Receivers include liaison with liquidators and the lender’s solicitors over other asset charges.
