New Build for Hyland Edgar Driver
Objective
Hyland Edgar Driver, leading landscape and urban designers, were looking at options to expand their space requirements. They were also attracted to the option of acquiring their own premises as an investment for the company.
Service delivery
A property search was conducted resulting in Vail Williams acquiring a half acre plot of land at Colden Common, Winchester, enabling Hyland Edgar Driver to develop premises to suit their needs.
Vail Williams negotiated on the lease renewal of Hyland Edgar Driver’s existing premises to allow them to remain in situ while the new build was completed.
We advised on the development appraisal and specification of this new 650 sq m (7,000 sq ft) purpose built office and design studio which was built to environmentally friendly standards with particular attention to landscaping. Our Rating team advised on the rating of the new building.
Vail Williams successfully marketed the available first floor offices of 302 sq m (3,250 sq ft), securing a 10-year let prior to completion of the building to Hampshire County Council for use by its youth services division.
The investment value of the site on completion in June 2003 was worth in the region of £1.5m.
