New Premises for Fastener Stock
Objective
Raising their company profile was the driver behind Fastener Stock’s decision to acquire new premises. The company distributes fasteners (bolts and screws) to the Aerospace and Defence markets and began the process of looking for significantly larger and more modern premises several months in advance of their actual need. This enabled Fastener Stock to consider units in the early stages of construction.

Vail Williams conducted a market search to identify properties meeting Fastener Stock’s requirement, short-listing suitable premises.
The search identified a 882 sq m (9,500 sq ft) warehouse in Uxbridge, near Heathrow, which was under construction and formed part of the first phase of Slough Estates’ new Riverside Way development. Vail Williams agreed terms on the unit for Fastener Stock, which included negotiating a £23,000 price reduction over 5 years.
We provided an advisory role in checking the lease agreement, focusing on issues such as Alienation and Rent Reviews. Vail Williams’ Building Consultancy team acted for Fastener Stock by observing the construction work on their new premises to ensure the specification met the company’s needs.
We also advised Fastener Stock on the sale of the freehold interest in their existing industrial premises in Slough.
