The Challenge
The challenge was to maximise income from an insurance build. The original structure was an undistinguished shed from the early 1980s. There had been 18-months remaining on a lease with a difficult covenant. The existing site dictated the size and location of the new building but the design needed to be far more imaginative, and to be marketed profitably in the very competitive south coast environment.

The Solution
Dawnay, Day had in-house expertise in industrial buildings but they appointed us for our exceptional knowledge of the local market to ensure the building included the most marketable features. We gave detailed advice on the most effective specification, including: office content and layout, as well as the height and number of doors, and the ability to split.

We negotiated a letting at a higher rent than previously within only 6 months of practical completion. And we won the tenant against 6 other competing buildings in the area. In fact, the market is so tight that this was the first building of this size to be let in the Southampton area since it was completed in March 2006.
