A Refit Under Budget & A Smooth Relocation
Rapid growth and the acquisition of another practice locally, led to the UK’s fastest growing accountancy firm BDO Stoy Hayward seeking a prestigious new office that could accommodate an expanding workforce of nearly 200 people. Vail Williams acquired suitable premises, managed the fit out, brought the contract in under budget within a tight deadline and co-ordinated the relocation.
The Challenge
The main challenge was to refit and ideally relocate within 11 weeks, before the lease expired at one of the firm’s existing locations.
The Solution
Vail Williams acquired Arcadia House for BDO Stoy Hayward and, to meet the timescale, we recommended a management, contracting, procurement route. We prepared preliminary cost plans as benchmarks for contractor pricing and assembled the tender documentation.
Our Building Consultancy team advised on the appointment of design, procurement and implementation contractors and worked with BDO Stoy Hayward’s Facilities Management and IT teams to establish key performance criteria for the specification, quality, time and costs of the project.
We project managed the fit out and acted as planning supervisors in accordance with Health and Safety regulations.
During the acquisition, we identified defects in the building’s drainage and, to save time,we arranged replacement parts by the landlord concurrently with the fitout.
The final contract value was £708,284, which represented a 10% saving on the contract cost plan, and work was completed successfully within the 11-week construction period.
Vail Williams also procured competitive bids for removals, planned the moves with the winning contractor and managed BDO Stoy Hayward’s relocation into the new premises over a single weekend.
