Facilities management for commercial property can be a complex multidisciplinary field to excel within, not only operating at a strategic level, but also at an operational level.
Those responsible have to establish and maintain a close relationships with owners and occupiers to ensure that all building maintenance issues are dealt with and supervised on a timely, economical basis. They monitor expenditure, prepare annual budgets and minimise non recoverable expenditure.
In short the role of any Commercial Facilities Management team is to ensure:
- Compliance with all statutory requirements with necessary tests undertaken together with follow up actions required.
- Property Asset Management (PAM) Health and Safety Policies are upheld.
- Planned maintenance for both building and plant is in place for all properties including specialist surveys.
- A clear set of site safety rules are available to manage contractor and tenant works.
- Frequent contractor reviews are undertaken to ensure compliance and value for money.
- Vacant property is monitored with any necessary actions including those specified by the owners Insurers are undertaken.
- Utilities are managed
- An environmental policy is agreed, to include environmental studies, surveys and audits where required.
- Energy management procedures are benchmarked against standard industry norms whilst ensuring adherence to statutory regulations and guidelines.
