Dealing with every aspect of leases for landlords and tenants
We deal with all aspects of leases on behalf of both landlords and tenants, providing both commercially strategic and detailed advice.
Our work embraces the financially important and sensitive areas of lease renegotiations, lease renewals and rent reviews. We advise on the most commercially effective approach to match each individual client’s strategic needs and then deal with all negotiations to achieve the best outcome.
We are also actively involved in resolving disputes, acting as expert witnesses, as well as valuing the loss in dilapidations claims and advising on the strategic approach to negotiations in such cases.
Whilst landlord & tenant needs are quite different, they are united by some common aims that are not mutually exclusive.
Landlords are looking for their investment to grow, with tenant retention a priority, avoiding unnecessary voids in their rent income. We advise pension funds and property companies as well as private investors.
Tenants are keen to reduce costs wherever they can, keeping their portfolios well balanced and matching the commercially strategic needs of the business.
Currently, tenants are in a strong position, particularly if they are financially sound, as their bargaining power has increased significantly. Landlords are prepared to offer good terms in return for security and length of tenure. There is an enormous amount of value inherent in occupiers’ leases – and not just because of an impending break point or lease-end.
We take the time to understand tenants’ long-term strategic plans so that we can identify opportunities that they may not have considered and which could be enormously valuable to the business. Many mid-size companies do not actively manage their property portfolios, which is an area where we can frequently identify potential cost savings. We also advise on some specialist properties such as airport properties where market evidence doesn’t exist on which to base valuations.
