Valuations that can be relied upon

Market conditions have made accurate valuations much more difficult. Yet they are even more important in either obtaining loans, or in providing the reassurance that the loan being made will be secure.

Accurate balance sheets require precise current valuations for accounting, tax or compliance. Buyers need to know that the value is realistic and any valuation needs to be supported by evidence. Lenders have to rely on the valuation report to ensure their loan is adequately protected by the value of the property asset. Equally, third parties, such as solicitors and accountants, need to know that the professional advice they offer is based upon accurate values.

With the fluctuations in the property markets and the lack of accurate comparisons, valuation has become more complicated, requiring greater skill.

Our Valuation team are RICS registered valuers and are included on the panels of the major banks, giving us an insight into the basis on which they are lending.

Our individual valuers are all highly experienced surveyors, carrying out a broad scope of valuations – freehold, leasehold, rental – which provide them with the required comparisons for accuracy. They have great insight of local and regional markets and frequently undertake comprehensive portfolio valuations on a national basis. We also undertake highly specialist valuations in certain market sectors such as marine and leisure.
