Challenge

Vail Williams’ planning team was appointed by national housebuilder, Taylor Wimpey, to provide planning advice in relation to a controversial housing development at Burlesdon, near Southampton.

The proposed development, which comprised 150 dwellings, had initially been declined planning over concerns about adverse effects on traffic, pollution and on residents in the surrounding area.

Outline planning consent was achieved via appeal and we were appointed to advise on the submission of a reserved matters application.

This was to address outstanding details including appearance, landscaping, layout and the scale of the development.

How we helped
  • Supported Taylor Wimpey throughout the planning application.
  • Navigated political and public sensitivities surrounding the scheme.
  • Assessed concerns raised around effect of the development on local traffic, addressing highways issues and a request for a new bus route.
  • Addressed community disquiet about noise levels emanating from the development, as well as pollution and the wider effect on local green space.
  • Submitted and monitored the reserved matters application, attending public consultation events to answer queries from concerned parties.
  • Undertook planning statement and review of consultant documentation.
  • Provided general planning advice throughout to help address political sensitivities.
Results

The application was approved, and Taylor Wimpey could proceed with the development.

The site completed, providing a substantial positive injection into the local economy.
