The existing buildings on the site were tailor made for the previous user and, as such, did not afford much flexibility for future occupiers.

Working as part of the design team, Vail Williams’ planning consultants worked closely with Bracknell Forest Borough Council to provide commercial planning advice to deliver a well thought out and sustainable new build scheme.

Result

The development provided the flexibility for either General Industrial (B2) or Warehousing (B8) uses without the need to achieve another planning permission.

Working in collaboration with the joint agent, Vail Williams’ commercial planning consultants were successful in delivering a new facility for the client, which was suitable for a wider range of potential occupiers, and took into account the property market conditions at the time.

The site is a 3.88 acre plot on Lovelace Road, south of Bracknell, just a stone’s throw from the M4 and the M3.

The development has proven to be a positive addition to the industrial area, alongside big brands including Waitrose Europe HQ, Panasonic, BMW Group, Fujitsu and Boehringer Ingleheim.
