Challenge

West Sussex County Council appointed Vail Williams to advise on the disposal of Horsham’s former fire station site following the relocation of West Sussex Fire & Rescue Service to its new purpose-built facility at Platinum House.

The council appointed external property advisers to support the sale of a prominent and sensitive blue light property asset within a tight timeframe, while maximising value and identifying a purchaser capable of delivering a beneficial future use for the town centre site.

How we helped

Provided strategic public sector property advice throughout the disposal process, drawing on extensive experience advising local authorities and emergency service organisations on surplus operational assets and blue light property disposals.
Designed and implemented an extensive marketing campaign supported by a competitive tender process to attract interest from a wide range of developers and occupiers.
Due to strong market demand for this rare town centre redevelopment opportunity, the process generated multiple competitive bids against a guide price of £2.5m, leading to a second round of bidding to ensure best consideration was achieved for the client.

Working closely with council stakeholders, we managed negotiations through to completion, balancing commercial objectives with the importance of securing an appropriate long-term use for the site.
Successfully sold the site to Zephyr X following an open market disposal process.
Specialising in healthcare-led development, the company intends to bring forward proposals for a much-needed care home facility.
The transaction delivered a strong commercial outcome for the council within an accelerated timeframe, while enabling the redevelopment of a surplus blue light asset into a scheme that could provide valuable care provision for the local community.
