Challenge

Vail Williams was appointed by the National Union of Journalists (NUJ) to deliver property asset management for its London headquarters at Headland House.

Our asset managers were brought in to proactively manage the asset whilst ensuring a cost-effective service charge. We also delivered day-to-day facilities management and implemented a forward-looking management strategy aligned with the King’s Cross area.

How we helped
  • We were challenged with running a service charge that offered value for money whilst being competitive for the area.
  • As part of this, we met with all contractors, setting new standards and reviewing pricing.
  • We then delivered a bespoke asset management strategy to protect and enhance the long-term value of Headland House, aligning it with market trends in the King’s Cross area.
  • Alongside this, we managed the building, ensuring a high-level of service for tenants, whilst undertaking rent collection and service charge administration.

We thank Vail Williams for producing a long-term asset management plan for our headquarters. We have found the team to be professional, dedicated and courteous and were impressed by their collaborative and transparent approach with tenants, ensuring good relationships all round.”

Result
  • By implementing a clear long-term property asset management plan, we improved operational efficiency, day-to-day building performance and tenant relationships.
  • Our focus on efficiency and transparency ensured the NUJ received value-driven management while maintaining building performance, allowing them to focus on core activities.
  • We also provided ongoing advice around leasing opportunities, particularly in relation to vacant space, supporting income optimisation.
  • This transformed a vacant asset into an income-generating investment in a key London growth location.
  • In the second year of management, we are now retendering the M&E contract to ensure efficiency and maintenance.
