Vail Williams was appointed by CLIM plc to secure tenants for their Grade A refurbished office buildings at 1 and 3 Arlington Square in Bracknell.

Boasting EPC A ratings and a fantastic array of amenities including a padel court, gym and onsite café, the buildings were marketed by our Thames Valley office agents to attract discerning companies looking to invest in a quality workplace to support retention and talent attraction.

  • Secured a series of lettings for our client, establishing 1+3 Arlington Square as one of Bracknell’s most desirable, well-connected, talent-accessible office destinations.
  • Together with the joint agent, we secured six tenants who took a total of 24,000 sq ft, four of which let in quick succession.
  • Ensured a diverse occupier mix including Albert Roger, Keenfinity, ReeVR Talent, and Connect 44, delivering strong rental performance, with quoting rents between £30–£34.50 per sq ft.
  • The success of this project demonstrates how high-quality refurbishment, combined with amenity-led placemaking and agile leasing strategy, can drive office letting activity, even in a competitive market.
