Challenge

Vail Williams was appointed by Marwell Wildlife to advise on the disposal of a terrace of four cottages on a 0.76 acre plot, situated on the boundary of the zoo’s estate and which had become surplus to operational requirements.

As a registered charity, the zoo needed to demonstrate that any sale achieved value under the Charities Act, while releasing capital to be reinvested back into the zoo. Vail Williams was appointed to openly  market and dispose of the properties, maximise their value and providing the evidence needed to demonstrate that best value had been achieved.

How we helped
  • Working closely with Marwell Wildlife, we delivered a targeted marketing strategy to maximise the value from the disposal, while meeting the charity’s statutory obligations.
  • We marketed the properties extensively to developers and investors through a combination of online portals, direct marketing and Vail Williams’ own network.
  • There was strong competitive interest, attracting multiple offers from experienced purchasers.
  • We evaluated each bid, balancing price with planning risk, deliverability and certainty of funds, negotiating improved terms before recommending the preferred purchaser.
  • We then prepared a report, demonstrating that the sale represented best value for the charity.

As a registered charity, it was essential that we could demonstrate we had achieved best value while ensuring the sale process was professionally managed from start to finish. Vail Williams provided clear commercial advice throughout, generating strong market interest and achieving a fantastic end result.”

Paul Brannan, Finance Director, Marwell Wildlife.

Result
  • We secured the sale of the cottages to Dream View Homes together with a planning overage for our client, providing the opportunity for additional future value should further development be achieved.
  • This enabled Marwell Wildlife to release significant capital from redundant assets while satisfying its legal obligations as a charity.
  • The proceeds will be reinvested into the zoo’s development programme, supporting improvements to the visitor experience and helping fund exciting new projects.
  • The project demonstrated how strategic property advice can help third sector organisations unlock value from surplus assets to be reinvested in their charitable objectives.
