Hot Topic – Thames Valley Market Update

Since the start of the year, we have continued to see a strong level of occupation activity in the Thames Valley and Heathrow areas, with a number of key transactions to report.

Acting on behalf of a pharmaceutical company, we acquired just over 5,000 sq ft of Grade A Office accommodation at Building 4, Uxbridge Business Park, Uxbridge. The ability to take the space for our client was the result of a change of direction for the landlord’s route to market, who will now consider letting options of 5,000 sq ft +.

Acting for AVC Live Ltd, we secured the lease of a detached 70,000 sq ft industrial unit at Union Business Park, Uxbridge, for technical production company, AVC Live. 

Following the consolidation of several businesses through recent M&A activity, we helped the business to bring several existing locations together under a new, larger premises which would allow for future expansion whilst enabling the client to serve the London and South East markets effectively.

At Winnersh Triangle, there has been a flurry of recent letting activity on behalf of Frasers Property UK, from both office and industrial occupiers. 

Winnersh Triangle offers an excellent campus with superb amenity and transport facilities which continues to attract a multitude of occupiers.

The most recent examples are Regus, who have taken c34,000 sq ft of office accommodation at 220 Wharfedale Road for their serviced office provision, Scansource, Arris and Gattacca have all taken space at 1020 Eskdale Road. Aker Solutions has expanded from their existing building to take a lease over the whole of 270 Wharfedale Road, and E2Open have taken a new lease at E2 Eskdale Road.

We sold 5 Millars Brook in Wokingham, a refurbished two-storey office building comprising 4,000 sq ft to an owner-occupier on behalf of Praxis.

Acting for a small private company, we acquired a detached headquarters office building for their own occupation in Langley. They plan to occupy part of the property and then let out some of the remaining accommodation.

Acting on behalf of Imperial College London, at Silwood Park in Ascot we have been involved with a number of successful lettings this year, the largest being c8,000 sq ft at Building B, to Raplas who proceeded to take a new short-term lease for three years. There remains availability on site from 1,000 sq ft.

As you will see, despite the political uncertainty surrounding Brexit and the leadership contest, there continues to be a broad range of activity on both the disposal and acquisition services that we offer, with further activity in the pipeline over the coming months.
