A new industrial scheme on the Solent Corridor is taking shape thanks to Kingsbridge Estates, with a range of units available to move into from June 2020.
A new industrial scheme on the Solent Corridor is taking shape, with companies able to move in from this June.
Concorde Park at Segensworth Industrial Park, Segensworth, near Portsmouth, comprises 10 leasehold units ranging in size from 2,947 sq ft to 20,071 sq ft.
They are specifically aimed at manufacturing, last-mile delivery and high-tech employers, with property consultancy Vail Williams appointed as sole joint agent of the scheme with CBRE.
Close to junction 9 of the M27, the 4.7-acre site on Concorde Way is being developed by Kingsbridge Estates, a privately-owned property company providing high-quality business space across the South.
Russell Mogridge, a Partner who leads Vail Williams’ Solent Business Space Team, said: “This is an exciting scheme, generating local employment through construction and also through the companies which will occupy the units. Employers can draw upon a great labour pool – 120,000 economically residents are in the vicinity.”
Mark Hooper, Planning and Development Director at Kingsbridge Estates, said: “Concorde Park is being developed to high-quality standards, with end users very much in mind, and in response to market shortage.
“Works are being delivered to a BREEAM ‘Very Good’ standard, which will help to lower running costs, and the adjacent nature reserve is being carefully protected.
“Concorde Park will also benefit from 50% more power output than normally available at other speculative industrial units, along with electric vehicle charging points.”
The units, being built by Mildren Construction, include Grade A first-floor office space and dedicated parking.
Rents, at £10.50 a sq ft, are from £36,850 to £161,400 per annum exclusive.
Kingsbridge Estates acquired the vacant site last year, with subsequent planning permission, after being selected in a national best-and-final-bids campaign undertaken by Vail Williams on behalf of Hampshire County Council, which had owned the plot of land. Planning uses are B1, B2 and B8.
Companies in the area include Yodel, Geest Line, Meggitt, FedEx Express, TÜV SÜD and Wärtsilä.
