One of the largest industrial deals on the South Coast to date this year has taken place.

Property consultancy Vail Wiliams, acting on behalf of handmade cosmetics retailer Lush, acquired 103,000 sq ft in Poole, Dorset.

Lush, which manufactures its online and shop products in Poole, signed 10-year leases on units A1 and A2 Fleets Corner Business Park.

Bryony Solan, a Vail Williams’ Associate covering Dorset from the firm’s office in Bournemouth, said: “At 103,000 sq ft, the letting to Lush of A1 and adjoining A2 represents one of the largest industrial deals in the region this year. It also underscores the commercial demand for strategically located and refurbished warehousing to meet just-in-time requirements of e-commerce companies.”

Goadsby and JLL acted for the landlord, Hermes.

The business park is within the boundary of the wider Nuffield Industrial Estate, in close proximity to the A3049, which joins the A35 west, and the A350 north.

Poole Port, with freight and passenger ferries to France and the Channel Islands, is also nearby.

With 12,000 staff internationally and headquartered in its home town of Poole, where it was founded in 1995, Lush has 919 brand stores globally selling vegetarian bath bombs, haircare, skincare and makeup.

Lush already has a large presence at Fleets Corner Business Park, with three other units, including a 40,000 sq ft warehouse Vail Williams sourced for the retailer last year.

That particular unit houses the Lush Greenhub recycling operation for empty product bottles and containers returned by eco-conscious customers as part of the company’s Bring it Back scheme.

Rental details of the latest two lease deals were not disclosed.
