Gareth Davies

Gareth joined Vail Williams in 2026 as a Regional Facilities Manager within the Property Asset Management team.

Based in our Southampton office, he is responsible for the effective operational management of a diverse portfolio of commercial and residential properties. His role focuses on maximising asset performance, maintaining regulatory compliance and protecting the long-term value of clients’ property investments through proactive property asset management.

As part of this, Gareth oversees planned preventative maintenance (PPM) programmes and reactive maintenance activities, manages external contractors and service partners, and ensures all statutory compliance requirements are met, including health and safety, fire safety and wider building compliance obligations. He also monitors service charge budgets, controls operational expenditure and delivers value for money across property management services.

A key aspect of Gareth’s role is building and maintaining strong relationships with clients, occupiers, tenants and service providers. Acting as a primary point of contact for day-to-day property matters and escalations, he provides responsive support while helping clients achieve their wider property asset management objectives.

Gareth also contributes to strategic asset management initiatives, supporting lifecycle planning, capital expenditure programmes, refurbishment projects and portfolio optimisation strategies designed to enhance asset performance and occupier experience.

In addition, he leads on contractor and supplier performance management through robust KPI and SLA monitoring, ensuring consistently high standards of service delivery. He adopts a structured and proactive approach to risk management, operational efficiency and continuous improvement across the properties under his responsibility.

Gareth’s background in leadership and large-scale operational environments has strengthened his ability to manage complex property portfolios, balance competing priorities and deliver consistent results in a client-focused environment.

Outside of work, Gareth enjoys fitness and physical training, outdoor pursuits including walking and hiking, running and team sports. He is also involved in a range of volunteering and community initiatives and enjoys travelling and experiencing different cultures.
