Luke Tubbs

Luke joined Vail Williams in 2026 as an Associate in the Property Valuation team. Based in Bournemouth, he provides commercial and residential property valuation advice to clients across Bournemouth, Poole, Christchurch, Dorset and the wider South Coast.

A Chartered Surveyor, Luke specialises in residential and commercial property valuation, with particular expertise in loan security valuations, residential development consultancy and development land.

He advises a broad range of clients including banks and other lenders, family offices, institutional investors, alternative lenders, securitised debt funds, developers and property owners.

Before joining Vail Williams, Luke spent nine years with Savills, where he began his career as an apprentice in the South Coast Development and Valuation team before gaining experience across both the South Coast and London residential and development valuation markets.

He graduated from the University College of Estate Management (UCEM) in 2021 and qualified as a Chartered Surveyor with the Royal Institution of Chartered Surveyors (RICS) in 2022.

Luke has extensive experience providing loan security valuation and development valuation advice across a diverse range of residential, commercial and development property. His experience encompasses mainstream and prime residential property, development land, major residential development schemes, industrial property and large mixed residential and commercial portfolios.

Having worked extensively across the South Coast, Luke brings strong knowledge of the Bournemouth, Christchurch and Poole (BCP) and wider Dorset property markets. This local expertise is complemented by experience of complex and high-value valuation instructions in London, including Prime Central London.

His experience includes:

• Valuing a part-built development scheme in Prime Central London on behalf of LPA receivers, with a Gross Development Value (GDV) in excess of £750 million.
• Providing a loan security valuation for a residential development site for a single dwelling in Belgravia, with a GDV of approximately £75 million, on behalf of a securitised debt fund.
• Valuing a major property portfolio comprising approximately 3,000 residential and commercial units across the Bournemouth, Christchurch and Poole conurbation on behalf of a syndicated debt facility.
• Valuing a 100,000 sq ft newly built industrial warehouse on behalf of a high street lender.
• Providing residential development consultancy advice to a local authority in relation to four key redevelopment sites.
• Advising on the disposal of a prime residential development opportunity in Canford Cliffs, Poole, on behalf of LPA receivers.
• Disposing of a former Methodist church on behalf of a private client for residential redevelopment.
• Acting as a secondary local property expert on the UK’s largest residential rent review case.

Luke combines detailed property valuation expertise with an understanding of development viability, land and the wider property market, enabling him to advise clients on both the value of an asset and the factors which may influence its future potential.

Outside work, Luke enjoys playing golf, paddle boarding and skiing.
