With some 313,693 sq ft of office space on the market, Staines delivers the right blend of office quality and affordability – without the premium price tag of its West London local counterparts.
According to CoStar, average office rents in Staines are currently £35.50 psf, but Grade A offices are now achieving close to £40 psf, with Lotus Park and others expected to hit this milestone soon.
Refurbished offices here continue to perform strongly too, typically commanding around the mid £30s psf. This represents a significant saving compared to nearby markets such as Windsor, Maidenhead or Richmond where rents can easily exceed the £50 psf mark.
Connectivity, Convenience and Character
The majority of offices in Staines are located close to the town centre, offering easy access to shops, cafés and local retail amenities.
The town also benefits from direct trains to London Waterloo in just 40 minutes, and has excellent road connections via the M25, M3 and A30, with the added advantage of being outside the ULEZ zone.
