Sitting proudly on the River Thames, Staines-upon-Thames has become one of the most attractive and affordable office locations in the Thames Valley.

Combining excellent transport links, competitive office rents, and a strong local amenity base, Staines offers businesses a balance of benefits that few markets west of London can match.

Maria Hoadley, Head of the Western Corridor Agency team at Vail Williams, explains why Staines is becoming such a hotbed of office market activity.

Staines is a town that has been quietly building a reputation – and a good one at that.

Located just outside the M25 and within minutes of Heathrow Airport, it provides the businesses that are located there, with high-quality office space to let, in a well-connected and pleasant setting, boasting a good range of local amenities – all at very affordable prices.

With some 313,693 sq ft of office space on the market, Staines delivers the right blend of office quality and affordability – without the premium price tag of its West London local counterparts.

According to CoStar, average office rents in Staines are currently £35.50 psf, but Grade A offices are now achieving close to £40 psf, with Lotus Park and others expected to hit this milestone soon.

Refurbished offices here continue to perform strongly too, typically commanding around the mid £30s psf. This represents a significant saving compared to nearby markets such as Windsor, Maidenhead or Richmond where rents can easily exceed the £50 psf mark.

Connectivity, Convenience and Character

The majority of offices in Staines are located close to the town centre, offering easy access to shops, cafés and local retail amenities.

The town also benefits from direct trains to London Waterloo in just 40 minutes, and has excellent road connections via the M25, M3 and A30, with the added advantage of being outside the ULEZ zone.

For staff, the setting is equally appealing. With the River Thames running through the town, Staines offers the employees who work there, riverside walks, gyms, cafés and parks – supporting employee wellbeing and work-life balance.

The town’s Two Rivers Shopping Centre and Elmsleigh Centre also provide a strong retail core, while a growing restaurant and café scene adds to the appeal.

It’s a place that feels alive — practical, diverse and convenient.

No wonder then, that in the last 12 months, well over 40,000 sq ft of office space has been let here. Indeed, according to CoStar, the largest deals in Surrey this year have taken place in Staines.

Landlord investment transforming office scene

Significant investment by office landlords and investors in recent years has played an integral role in the number of transactions, transforming the Staines office market. Assets have been upgraded and delivered back to market, including at Lotus Park, Strata and Causeway Park – all of which now meet modern occupier expectations.

The result is a broad range of commercial property in Staines, from best-in-class Grade A offices with strong ESG credentials, to refurbished and flexible suites ideal for smaller businesses.

For those occupiers seeking an out of town (OOT) location, business parks in the local area have added cafés, fitness facilities and collaboration spaces, ensuring that wherever you locate, you can access the amenities your teams need.

Diverse occupier appeal

Staines attracts a diverse range of businesses, from aviation and logistics companies linked to Heathrow, to technology, professional services and food sector occupiers.

Recent market deals that we have completed here, underscore the town’s ongoing appeal. The two main office market deals in Staines this year were acted on by Vail Williams:

  • Kuehne + Nagel took 18,606 sq ft at Strata, in a deal secured by our Western Corridor agents, enabling K+N to to relocate to a more modern, cost-effective and high-profile building.
  • DHL also secured space at Lotus Park (Building 2), further reinforcing Staines’ position as a hub for international and logistics operators. Vail Williams acted on behalf the Landlord.

Samsung has renewed its lease of 36,135 sq ft at Communications House for a further three years, and ServiceNow renewed their lease of a 58,207 sq ft headquarter building at Strata until 2031.

With offices to let in Staines catering to all budgets and sizes – from boutique town centre or riverside suites to large Grade A floors – businesses can find the right space to suit their operational needs.

Staines office market outlook

While some occupiers remain cautious regarding their office space requirements amid wider economic uncertainty, this has not been reflected in the level of demand for office space in Staines, which remains strong.

Businesses are looking beyond central London and inner West London for cost-effective, accessible office alternatives that still deliver on quality, but without the London price tag.

With business rates revaluation expected to push up occupation costs, Staines’ mix of value, location and flexibility, positions it for a resilient year ahead.

As one of the most active commercial property agents in Staines, our Western Corridor agents are well placed to help businesses to secure the best possible property deal here.
