Naturally, you, as tenants, will have a lot of questions amid the Coronavirus (COVID-19) outbreak. We’ve pulled together a list of some of the most common questions that our clients are asking us currently, which we hope you find helpful.
Can I still ‘view’ a property despite COVID-19 lockdown?
Clearly under current guidelines, we can’t take you to a property to view it.
However, during lockdown we are still able to ‘show’ you properties through the use of virtual tours (if available) and existing building information that we have on file.
Our team of agents are also happy to answer any questions you might have and will provide floor plans, pictures and additional information upon request.
I can’t obtain information about a property I’ve shortlisted with another agent, can you help?
In short, yes. We can help by acting for you.
We are connected to a national framework of agents via RICS & the Office Agents Society and Industrial Agents Society, giving us insight into the majority of properties listed.
So, if your current agent is unable to provide you with information, we will do our best to help you.
Our experienced team of negotiators can represent you as well negotiate the best deal, guiding you through the process from start to finish.
I’ve agreed terms on a new property, but I can’t move into it until after lockdown. What do I do?
Being unable to move from your existing premises to your new building throws up a number of challenges that our expert lease advice team can help with.
Whatever you would like to achieve, from extending your existing lease, to renegotiating your new lease terms, we can help, to ensure that you can pick up where you left off once lockdown is lifted.
I want to proceed with purchasing a property but I can’t view it.
Our team of advisers can negotiate a deal on your behalf, conditional to a final inspection of the property.
I want to break my lease, but I am unsure how to go about this.
If you would like to break your lease, our lease advisory experts can guide you through the process and assist with potential relocation and exit strategies, as required.
I’ve acquired a new property, but I can’t gain access to fit-out and occupy it. What can I do?
Our highly experienced building surveyors and project managers can help by assessing the proposals on plan, we can tender and programme the necessary works ready for final inspection and can help to ensure you are able move in as soon as possible.
I’m progressing with legal work for my new property, but I don’t know when I can complete or move in – what should I do?
We recommend speaking to the agent and your solicitor regularly.
If you know you still want the property post-lockdown, ensure all the legals are carried out ready for completion.
If you don’t already have an agent representing you, our experts are on hand to support you with these discussions, to ensure the best possible outcome.
Despite the lockdown I need to find new property within the next 3 months – how do I go about this?
We recommend you consider appointing an agent to act for you, to guide you through the process.
However, if you wish to just register with us, please call one of our agents and we will match appropriate properties and email the options available to you, answering any questions you might have in the process.
