Challenge

Vail Williams was appointed by Drayton Investments Limited to seek planning permission on the construction of a business park in a countryside location.

The scheme included proposals to deliver 26 small business / start-up units spanning a range of planning use classes which would deliver much-needed SME premises in the area. However, the location of the site was in a countryside location and area of strategic environmental interest in relation to bats.

How we helped
  • The site was within strategic wildlife corridors associated with bat flight routes from the Singleton and Cocking Tunnels, a designated Special Area of Conservation (SAC).
  • Planners had to address this throughout the planning process, incorporating proposals to minimise the impact of the development on the local bat population.
  • Undertook pre-application discussions with the local community and Parish Council to understand any concerns around the proposals. Support was gained from the Parish Council.
  • Undertook lengthy negotiations to address ecological, use class and highways concerns including substantial highway work.

  • Successfully negotiated planning conditions to ensure appropriate triggers and that the conditions aligned with the condition tests.
  • Strategic planning advice enabled planning permission for a business park in the countryside, whilst protecting the environment and providing much-needed small business / start-up supply to market.
