What is a Red Book valuation and why have one?
A Red Book valuation is a formal property valuation that’s undertaken by an RICS (Royal Institution of Chartered Surveyors) Registered Valuer. RICS Valuation – Professional Standards (the ‘Red Book’) contains mandatory rules, required standards and best practice guidance and related commentary for all RICS members. A valuation report prepared to these standards is a more comprehensive assessment of a property’s market value which is more reliable and detailed than a standard market appraisal.
What is an RICS Registered Valuer?
An RICS Registered Valuer is a chartered surveyor accredited by the Royal Institution of Chartered Surveyors (RICS) who provides an impartial, expert, and formal assessment of a property’s market value. These valuations are conducted according to strict RICS standards, known as the RICS Red Book, ensuring accuracy and reliability for various purposes. In order to retain RICS Registered Valuer status, a valuer must demonstrate up to date knowledge and meet RICS standards for conduct and competence.

A commercial property valuation report is a detailed document that provides the valuation surveyor’s opinion of the property’s current Market Value and/or Market Rent and explains the factors which have been considered when arriving at the property value.
