Challenge

Vail Williams was appointed by developer, St Modwen Properties plc, following their acquisition of an industrial and logistics park in Basingstoke from ITT Inc.

We were appointed to achieve planning permission for St Modwen Properties to redevelop existing industrial premises at the 11.3-acre site on the Viables Industrial Estate, with three high-quality speculative industrial units and retail pods, spanning 190,000 sq ft.

Our client wished to achieve an increase in floorspace onsite, whilst retaining adequate parking, yard space, HGV turning etc.

It was therefore important for our planning team to negotiate the appropriate landscape strategy and streetscene design with planning officers, to secure a successful planning outcome.

How we helped
  • Undertook pre-application discussions with Basingstoke and Deane Borough Council to address concerns around the scheme
  • Added additional landscaping to blend with local environs
  • Parallel application for demolition of existing site avoided pre-commencement delays
  • Submitted planning application
  • Approved within 13 weeks of submission
  • Planning conditions minimised through engagement with local planning officer
  • Avoided need for Section 106 Agreement and associated delay
  • Construction started within five months of planning application.

Understanding our objective to move quickly into the development phase, Vail Williams took every available opportunity to move our planning application through as effectively as possible, anticipating potential obstacles before they had chance to occur, resulting in swift progress to planning approval and an immediate start on site.

David McGougan, Senior Development Manager, St. Modwen.

Results
  • Delegated planning decision with minimal pre-commencement condition
  • Achieved approval within short timescales through effective liaison with all stakeholders
  • Units expected to be ready for occupation within a year of planning consent
  • Enabled client to grow high-quality UK industrial and logistics portfolio
  • Resulting scheme answered demand for industrial space in the area
  • Regenerated aged industrial site with potential to deliver 250 jobs for local area.

Vail Williams was efficient, proactive and engaged in regular communication throughout the planning process. We would highly recommend them to any potential developers going forwards.”

David McGougan, Senior Development Manager, St. Modwen.
