In what is thought to be a county first, two brand-new production and distribution units in Dorset are ready for occupation with an energy efficiency rating below net zero.
Magna 20 and Magna 30 at Magna Park, off Magna Road in Poole, have been built with solar PV panels and on-site battery storage.
Bryony Thompson, a Partner at property consultancy Vail Williams, said: “Magna Park is the first speculative development I have been involved with where the developer has provided battery storage for the PV array, providing one third of baseline energy.
“With the environmental specifications, the detached units have a minus EPC rating of -52, giving a A+ rating below net zero, surpassing carbon neutral.
“A negative EPC rating is an incredible achievement, meaning the properties are net energy producers by contribution excess clean energy back to the grid via solar or storing it in the batteries for future use.

Magna 20 is 23,339 sq ft (2,168 sq m), with fitted offices, 240 kVA power supply, 36 parking spaces and a secure 36m yard depth.
Magna 30 is 33,046 sq ft (3,070 sq m), with fitted offices, 340 kVA power supply, 51 parking spaces and a secure 46m yard depth.
Both units have the benefit of large secure yards and there is approximately half an acre available to provide additional yard space.

The two self-contained warehouses, available to buy or rent, have been constructed to a Very Good rating under BREEAM sustainability certification.
As well as photovoltaic panels, there is energy-efficient heating and cooling, opening windows, greywater harvesting, electric vehicle charging points, cycle parking and landscaping.
Magna Park lies north of the Bournemouth/Poole conurbation, in between West Howe Industrial Estate and Ferndown Industrial Estate, and within minutes of the A31 which provides access to Southampton and the national motorway network to the east and the A35 to the west.
In addition to Magna 20 and 30, Magna 40, a 2.16-acre parcel of employment land is available to purchase or for a circa 27,500 sq ft purpose-built warehouse for an occupier.
Wider development on the site includes a commercial development of 48 starter units and independent food product supplier Country Fare’s brand new 40,000 sq ft warehouse, also built by Jade-Aden Services.
