Trio of office lettings at business campus

Refurbishment at Delme Place in Fareham has led to a flurry of companies moving into the 2–storey building.

A series of office letting deals have taken place at one of Hampshire’s major business parks following refurbishment.

Three offices at two-storey Delme Place, on the 220-acre Cams Estate in Fareham, are now occupied.

On behalf of the landlord, Schroder Real Estate Investment, the workspaces have been leased through joint agents Vail Williams LLP and Lambert Smith Hampton.

My Learning Cloud, a leading provider of learning management systems and specialist e learning for the health and social care sectors, signed a 10-year lease on 5,276 sq ft on the first floor (Delme 1)

Solent NHS Trust has a five-year lease, at £20 per sq ft, on 3,895 sq ft on the ground floor (Delme 2), which serves as a clinical training facility. The organisation was represented by solicitors Shoosmiths.

A private company is also on the ground floor (Delme 1), with 2,864 sq ft on a 10-year lease at £21 per sq ft.

London-based solicitors Stephenson Harwood LLP acted on behalf of the landlord in all three transactions.

Oliver Hockley, a surveyor at the Portsmouth and Southampton offices of Vail Williams, said: “The landlord invested in a refurbishment programme to best reflect latest working practices of occupiers and their employees.

“With secure flexible space accessed by an access-controlled shared entrance lobby, new showers and WCs, and its own dedicated car park, Delme Place is an attractive offering for discerning occupiers.

“Furthermore, the location is stunning – the landscaped grounds of the Cams Estate, including Grade II-listed Cams Hall, overlook Fareham Creek and a 27-hole golf complex, with on-site facilities including a cafeteria and restaurant.”

Oliver added: “With this latest series of lettings, the supply of similar high-quality offices along the Solent Corridor between Portsmouth and Southampton continues to dwindle.”

Frances Haig, Head of Clinical Workforce Development at Solent NHS Trust, said: “We are overjoyed with the new training facilities. It is a wonderful environment in which to learn; there is lots of greenery and no distractions, so both the team and the students feel relaxed.

“There is a really large room which will allow us to hold bigger events when we wish to, or the space can be divided up for group work. It is very flexible and there is room to store all our equipment rather than having to cart it around to different sites all the time.”

Frances added: “Previously, we never had enough space and simply weren’t able to offer the best training experience for our staff and students in often cramped surroundings.

“This new centre will make a real difference to international nurses in particular, who are hundreds of miles from home and will benefit from the calm and peaceful environment.”
