A major letting of a flagship Birmingham city centre office suite has been successfully concluded by Vail Williams just months after the property consultancy was appointed to market the building.

City property firm Rapleys has taken the 1,709 sq ft (158.8 sq m) first floor suite at 120 Colmore Row, at the heart of Birmingham’s business district, on undisclosed lease terms.

Vail Williams was instructed by Amalgamated Holdings Wilkinson Limited (AHWL), the family office for the Wilkinson family (including Wilko stores) which manages business and property interests and co-ordinates professional services.

AHWL acquired 120 Colmore Row in 2018 and, after refurbishment and partial fitting out, has been seeking tenants for its four floors of premium office space. Vail Williams was appointed joint agent in February this year.

Jonathan Griffin, AHWL Director, said: “We are particularly proud of 120 Colmore Row, our most versatile and flexible office development to date.

“Behind its striking front door and elegant Victorian façade, the newly designed interior offers four floors of exceptional space, light and design, as well as designated areas for collaborative working.

“The first floor suite has been fitted to an excellent standard, including a fully equipped kitchen, high quality Crittall-style glazed meeting room and breakout space, complete with desks for 24 people.

“We are indebted to Vail Williams for effectively and professionally marketing the building and quickly finding an excellent tenant for the first floor.”

Second, third and fourth floor suites, from 1,732 sq ft (160.9 sq m) to 2,652 sq ft (246.4 sq m) remain available, either as fully fitted plug and play suites or blank canvasses for bespoke styling by tenants.

The prime location property is within easy reach of Birmingham New Street Station, the Bullring, Grand Central, the Mailbox, Victoria Square and St Philip’s Cathedral.

The building has LED lighting, suspended ceiling with perforated metal tiles, air conditioning, perimeter power and data trunking, shower facilities and an EPC C63 rating.

The Co-operative Bank occupies the ground floor.

Charlotte Fullard, Vail Williams Associate based in Birmingham, said: “From the stylish, spacious, reimagined lobby onwards, 120 Colmore Row is an exceptional building.

“It has been rewarding to find a tenant in such a short space of time, but we are not resting on our laurels as there are another three floors of prime city office space to market.”

Richard Crow, Partner Building Consultancy at Rapleys, said: “We were looking for space to accommodate future business expansion and 120 Colmore Row proved to be the ideal fit.

“We look forward to growing the business regionally from this base, which is perfect for our current needs and enables the business to better deliver our core services – building consultancy, commercial, planning and residential.”

Rapleys, currently based at nearby 126 Colmore Row, also has offices in London, Bristol, Cambridge, Edinburgh, Huntingdon and Manchester.

JLL were joint agents with Vail Williams.
