Vail Williams was appointed by a manufacturers of injection moulded electric car parts, to help find new industrial premises at short notice.

  • Our client needed to vacate their existing unit quickly, as it was going to for redevelopment.
  • They required very large warehouse space for manufacturing (24/7) and there were limited options within the local Thames Valley market.
How we helped
  • Our industrial agency team undertook a comprehensive search of the local industrial market, providing the client with several potential solutions that met with their brief, including the premises at Sutton Business Park, Reading.
  • Our building consultancy team undertook building surveys and provided pre-acquisition advice in relation to two shortlisted properties.
  • Having carried out a survey, a Schedule of Condition was prepared for the chosen property, significantly limiting their future repairing liability.
  • Drawing on their knowledge of the Thames Valley property market, our industrial agency team negotiated a further £1m in savings on the lease terms being offered by the landlord.
  • A further £0.5m in savings was secured, having negotiated down the rent for a short term lease extension
  • We also negotiated a lease extension on their existing premises, enabling our client to relocate to their new premises in a planned, and timely way.
Results
    • As a result of the expert knowledge of our building consultancy and agency teams, we helped the client to exit their existing premises in an efficient way, whilst finding and securing new premises on the best possible terms.
