Vail Williams was appointed by Frontier Estates to dispose of a 0.51-acre plot of residential development land which was previously part of the school grounds at The Cowplain School, in Waterlooville, Hampshire.

The rectangular plot consisted of tennis and netball courts and had planning permission for the development of six residential houses.

How we helped
  • Developed a detailed brochure to promote the residential development opportunity.
  • Engaged with our database of regional SME developers to whom the plot would be of interest.
  • Secured enquiries from several parties owing to the location of land and access to local amenities and public open space.
  • Invited offers and based on these, recommended that our client pursue a transaction with Imperial Homes.
  • Negotiated the disposal terms on our client’s behalf, managing the legal process with associated legal parties to ensure a swift completion.

  • Transaction completed within our client’s desired timescales, achieving their pricing aspirations.
  • As a result, the school received the capital receipt for the land from Frontier Estates.
  • Delivered much needed family housing within the local community which will see Imperial Homes develop two 4-bed detached and four 3-bed semi-detached homes, as well as a 64-bed care facility.
  • Construction work commenced in Spring 2024.
