Challenge
Vail Williams was appointed by Northwood Urban Logistics to market and let Bedrock Park, a new industrial development on the Ferndown Industrial Estate in Dorset.
Acquired in 2021 in a JV between Chancerygate and Northwood, the development is now wholly owned by Northwood and completed in Spring 2023, delivering a range of high-specification industrial, warehouse and trade units to market in Wimborne.
How we helped
- Deployed knowledge of local Dorset market and those active in it, to promote the scheme to potentially interested parties.
- Marketed the key selling points of the development including excellent location next to A31, facilities and quality design, as well a good range of unit sizes to meet different needs.
- Promoted green credentials including EPC A & B ratings, EV charging points and solar PV on some units.
- Hosted a variety of initiatives to promote the estate from open days and summer savings initiatives, to harnessing relationships with other agents.

- Dorset market knowledge, contacts and negotiation skills enabled us to secure several pre-lets at market leading rents for Ducati Bournemouth, Careco, Bunzl, Glow Green.
- A total of eight lettings with two more under offer.
- Also secured letting of Unit 17, 33,692 sq ft, achieving record headline rents for Dorset.
- Achieved significant interest and, at the time of writing it was nearly 60% let / under offer, less than 12 months on from completion.
- Planning team was retained by Ducati to advise on a sui generis Change of Use.
