Vail Williams was appointed by the UK’s largest group of inland marinas, Aquavista Watersides & Marinas, to provide multi-disciplinary occupier property advice to streamline their national portfolio.

Bringing together a multi-disciplinary team, we were responsible for managing the commercial property elements of the marinas, including agency, building consultancy and lease advisory expertise, as well as business rates advice and the proactive management of the portfolio through our Digital Portfolio Management system.

How we helped
  • Asset management, working with tenants and the handling of day-to-day property management issues.
  • Proactive business rates advice, including rateable value appeals, reductions for vacant space or any material changes of circumstance (MCCs).
  • Marina inspections to establish and record all current assets and their condition.
  • Proactive lease advice, including rent reviews, lease renewals and lettings agreements.
  • Digital Portfolio Management to enable efficient and proactive management of the client’s estate.

Result
  • By bringing together a multi-disciplinary team, we enabled the client to organise and proactively manage their property portfolio.
  • Business rates mitigation resulted in approaching £220,000 in rating savings to our client at the point of publication.
  • Enabled client to implement 26 lease renewals / letting agreements / rent reviews, resulting in £242,000 in additional rental income.
  • Deployment of digital portfolio management software resulted in efficiency savings for the client, enabling lease events to be proactively managed.
  • The client is now safe in the knowledge that their assets are being managed effectively.
