Challenge

Vail Williams was appointed by property investment company, Astranta Asset Management Limited, to project manage the delivery of refurbishment works to their industrial warehouse asset on the Fordwater Trading Estate in Chertsey, Surrey.

The aim was to improve the building’s EPC rating, delivering better environmental performance, whilst also improving the marketability of the premises.

.

How we helped
  • Prepared the specification for the refurbishment works required.
  • Ensured works emphasised achieving an improved EPC rating.
  • Collaborated closely with an EPC consultant to manage client expectations over achievable rating and associated budget.
  • Project managed the works through to completion.

We are delighted to have worked with Vail Williams on the refurbishment and EPC improvement works project at Fordwater. Nicki Rought was professional and diligent with her communications throughout.”

Rowena Thompson, Astranta Asset Management Limited.

Result
  • Ensured delivery of the works in line with the client’s expectations, both on time and on budget.
  • Achieved an improved EPC rating for the premises, taking it from EPC G to B.
  • Delivered a much-needed high-specification warehouse to market to meet local demand.
  • A tenant was found prior to completion of the works, and a new lease was signed shortly after practical completion.

“All variations throughout the project processed expediently resulting in minimal impact on programme, this was particularly important as we successfully agreed a new lease with an incoming tenant prior to completion of the works.’’
