Newly built Chertsey Industrial Park in Surrey is now 75 per cent occupied following a string of lettings by property consultancy Vail Williams.
The firm is acting for real estate investment manager ARA Europe over the strategically located and sustainable business centre where just two units remain to be let.
Completed recently, the 18,976 sq. ft. (1,763 sq. m) eight-unit industrial park is part of Fordwater Trading Estate in Chertsey, situated just two miles from junction 11 of the M25.
Natalie Cummins, Vail Williams Surveyor based in Woking, said record high industrial rents for Chertsey have been achieved on the units let so far, with a quoting rent of £19.50 for the remaining premises.
She added: “We have had tremendous interest in the park as demand for quality units continues to outstrip supply across the region and on-spec builds are flourishing.
“These units have proved popular with both well-established and start-up businesses and there is a nice mix of occupiers.
“With a number of companies continuing to make strong inquiries, it is likely we will have a fully-occupied industrial centre by the end of the summer.”
Vail Williams successfully negotiated a deal for 3,681 sq. ft. (315.5 sq. m) Unit 5 for the London School of Diving, which relocated from Chiswick to be closer to motorway links.
The school has been equipping the unit with a new purpose-built training pool (London’s only heated scuba facility), new kit areas and fully fitted out classrooms before recommencing diver training this month. (July)
Managing Director Nick Mobley said: “We are grateful to Vail Williams for concluding our search for suitable and convenient new premises in which our highly qualified professional instructors can continue to operate the capital’s premier PADI dive school.”
The other units let by Vail Williams are to Flow Church, De Baere (wholesale bakery) and Skyline Outdoor.
Joint agents DTRE have let the other two units to Christopher Wray’s Lighting Emporium and Surrey Motorcycles.
Remaining to let are the 3,202 sq. ft. (297.5 sq. m) Unit 2 and 3,396 sq. ft. (315.5 sq. m) Unit 6. Both have good sized mezzanine floors, a loading bay and seven-metre height to underside of haunch.
Chertsey Industrial Park, off Ford Road, is a gated and fenced estate of B1, B2 and B8 units less than a mile from the town centre and just 20 minutes’ walk from the mainline rail station connecting to London Waterloo.
Green credentials include EPC A rating, electric vehicle charging points, sustainable drainage system (SUDS), high performance/low maintenance insulated cladding and roofing panels, 10% rooflight coverage and cycle storage.
Vail Williams’ full-service property advice includes commercial agency, investment and development advice, building consultancy, property valuation, planning, lease advisory, property asset management, business rates and occupier consultancy.
