Seven units on Crawley business park new to market

Seven units at a new business centre close to Gatwick Airport have come on to the commercial property market.

Property consultancy Vail Williams is marketing the warehouse/light industrial units at Vulcan Business Park, Forge Wood, following an acquisition.

Vail Williams is acting for the landlord on the business park which was built in 2021.

The site forms part of the new mixed-use development at Crawley North East Sector, which includes 1,900 new homes, a neighbourhood centre, a school, day nursery, medical centre and employment space.

Located on the north eastern side of Crawley, Vulcan Business Park, which backs on to the main London to Brighton railway line, is a short drive from J10 of the M23, Gatwick Airport, Three Bridges station and Crawley town centre.

The seven units – ranging from 2,368 sq ft to 2,497 sq ft are available to let individually or together as one 16,987 sq ft property. Quoting annual rent is from £35,850.

Jake Collins, Vail Williams surveyor based in Crawley said: “These shell and core units are being offered with flexible space which can be fitted out at the tenant’s discretion to meet their own requirements.

“We believe that the units are ideal for SMEs, or perhaps start-up businesses seeking a first premises.”

Amenities include allocated parking for each unit, connections for WC and kitchen facilities, mains gas available, electric loading doors, three phase power (meter not connected) and minimum eight-metre eaves.

Nearby is the Manor Royal business district, where occupiers such as Virgin Atlantic, Thales, Nestle and Elekta are based.
