Spring in step with property asset management appointment

Kingsbridge Estates has appointed Vail Williams' PAM and facilities management team for the new units at Spring Business Park, Havant.

Property consultancy Vail Williams has been appointed as managing agents for a new speculatively constructed industrial development of 12 leasehold units in Havant.

The scheme at Spring Business Park, New Lane, comprises units from 4,007 sq ft up to 32,000 sq ft if neighbouring units are combined in a single letting.

Submissions were invited for the property management contract by Kingsbridge Estates, Spring Business Park’s developer and landlord, with Vail Williams selected.

The appointment follows similar ongoing work by Vail Williams at Kingsbridge’s multi-let Vinnetrow Business Park near Chichester, West Sussex, and the recently-built Concorde Park, Segensworth, near Fareham in Hampshire, a light industrial and logistics park with 10 units.

Ed Martin, an Associate Partner at Vail Williams’ property asset management department on the south coast, leads the work at Spring Business Park, with support from Kenny Odesanya, regional facilities manager.

With 36 years’ experience in managing commercial properties for private clients and pension funds, Ed said: “Spring Business Park is an excellent high-specification development of industrial/warehouse units and aligns with our property management work for Kingsbridge at the two other business parks.”

Along with Kenny, property asset management colleagues include Alexandra Finlayson and Tim Poynting, partners, and regional facilities managers Rob Pabst, Mark Riley and Alex Daughtrey.

On the sustainability front, Spring Business Park is targeting a BREEAM Very Good rating and an energy performance of A – the best energy efficiency rating available for a building.

Electric vehicle charging is also available and each self-contained unit has 8.4m eaves height.

Major occupiers nearby include Eaton, Formaplex and Kenwood Delonghi.

The 2.5-acre site is 1.4 miles north of the A27 and the junction of the M27 and A3(M), providing excellent transport links with the cities and conurbations of Portsmouth, Southampton and London.

Havant Train Station is 0.75 miles to the south, providing direct links to London Waterloo (76 minutes) and the major population centres of Portsmouth, Brighton and Southampton.

Vail Williams is also sole joint agent on the scheme with CBRE.
