Vail Williams named Thames Valley’s Commercial Property Agency of the Year

Vail Williams has been named Commercial Property Agency of the Year at the Thames Valley Property Awards 2025.

The property consultancy was presented with the prestigious award at a sold-out black tie event at Reading FC’s Select Car Leasing Stadium.

Vail Williams was also a shortlisted finalist in the Deal of the Year category for the letting of nearly 23,000 sq ft of laboratory space at Milton Park, South Oxfordshire to Agratas, a subsidiary of the Tata Group, India’s largest conglomerate.

The evening brought together professionals in the regional property industry – agents, developers, planners, consultants, property lawyers and housebuilders to recognise and honour the outstanding achievements that have shaped the Thames Valley over the past year.

With 12 offices across the UK, including key Thames Valley locations in Reading and Oxford, the industry accolade underlines Vail Williams’ position as a leading national property consultancy.

Vail Williams was adjudged the winner by an independent panel of expert judges in the awards organised by Insider Media/The Business Magazine and received the award from the evening’s host, the BBC broadcaster Dom Littlewood.

The judges studied a detailed submission of the firm’s achievements in the qualifying period from January to December 2024 in looking for a well-rounded property agency that had demonstrated a comprehensive and outstanding approach to commercial real estate services.

Vail Williams’ transactional activity has been nothing short of market-defining. In 2024, the firm was named CoStar’s Most Active Investment Agent – South East, reflecting its standout performance across multiple sectors.

Meanwhile, since opening their new office in Oxford, Vail Williams has increased its Oxfordshire specific turnover by a staggering 163%.

Major highlights of 2024 included:

  • Achieving £44m of annual rent under active management across 390 properties in the Thames Valley.
  • Securing instructions from 11 of the Oxford colleges (from a standing start 15 months ago when the firm opened its Oxford office).
  • Valuing £350m worth of properties.
  • Project managing £8m of office fit-outs in the region.
  • Negotiating and settling £15.5m of rent reviews.
  • Completing one of the largest lab lettings in the Thames Valley:, Vail Williams secured a 23,000 sq ft laboratory lease at Milton Park to Agratas, driving innovation, economic growth, and sector confidence. The transaction was among the largest lab space deals in the Thames Valley region that year, delivering substantial economic and innovation impact and was recognised by CoStar as a leading deal in the South East region.
  • Completing the region’s largest office letting ‘for a decade’ according to CoStar (with details remaining confidential), reinforcing their leadership in complex negotiations and as a trusted adviser.

Vail Williams was also appointed to the University’s general advisory panel, affirming its rising influence in the education and life sciences sectors.

Judges were also impressed by the Innovation embedded in Vail Williams’ service delivery. In 2024, a Digital Tenant Portal and Property Management Platform was launched, enabling clients to access real-time property data, lease events, and maintenance records.  The service is designed to bring property management into the 21st century, through digitally enabled services that bring property peace of mind to clients.

As a values-driven business, Vail Williams continues to lead the way in sustainability through its own carbon emission goals, and although not obliged to, publishes its sustainability data as is journeys towards net zero carbon emissions by 2030.

This includes a firmwide commitment to be net carbon zero by 2030, achieving a year-on-year reduction in carbon emissions of 10%. They have also agreed company-wide targets for reducing travel, increasing recycling and reducing waste.

Vail Williams’ Gold Investors in People accreditation reflects its deep investment in employee wellbeing and development. In 2024, the firm continued to expand its Thames Valley team with key hires to support rising instruction volumes and ensure continued delivery of service excellence for clients.
