Challenge

Vail Williams was appointed by a private investment client to negotiate the acquisition of a freehold industrial investment in Dorset. Alder Hills Trade Park, situated on Barter Road, Poole, comprised of five units which were let to a range of businesses.

The investment had a combined rental income of £240,000 per annum from a range of good-quality tenants, making it the ideal investment opportunity to meet our client’s requirement.

How we helped
  • Single-owned trade parks and multi-let industrial estates are rarely available to buy freehold in the region.
  • Alder Hills Trade Park was being marketed originally for £4.45m.
  • Investment team introduced the opportunity to our client and was instructed to acquire it.
  • Trade Park was located in a prime location in the BCP conurbation, with respected commercial tenants on long-term leases.
  • Investment boasted robust tenants and WAULT [weighted average unexpired lease term] to expiry of seven years, as well as excellent rental growth prospects.

Vail Williams successfully acquired this trade estate on our behalf earlier in the year, providing us with excellent advice throughout the process. We subsequently appointed them to manage the estate, which they are doing well. We enjoy working with Vail Williams and appreciate the sound advice that we receive.”

James Goymour, Director, Bayshill Properties Ltd.

Result
  • Negotiated the terms of the industrial acquisition in line with market insight, securing the deal for £3.82m – a 15% discount on the asking price.
  • Client acquired the freehold industrial asset and retained Vail Williams to manage the multi-let estate.
  • Vail Williams’ agency and specialist lease advisory teams were subsequently instructed to action key lease events and realise rental growth potential.
