Challenge
We were instructed by Hampshire County Council as the sole selling agent for a greenfield plot of land on the outskirts of an industrial estate in Segensworth, Fareham.
The client required us to openly market the 4.7 acre site – the Council’s last significant piece of land at Segensworth – for industrial development, subject to planning.

Site was ideally located between Southampton and Portsmouth near to the motorway, making an attractive prospect to owner occupiers and developers.
Developed targeted marketing campaign, approaching active developers in the market alongside online promotion through portals.
Ran best and final bids campaign, resulting in strong interest from commercial developers at local, regional and national level.
Managed bid process appraised resulting six bids, shortlisted, interviewed and scrutinised offers.
Offers differed significantly as the site was without investigation report or topography surveys due to being greenfield.
As sale subject to planning, deliverability and certainty were vitally important to the client.
Results
Having scrutinised offers, Kingsbridge Estates was selected as successful bidder, just two months after going to market.
Exclusivity agreement was signed and contracts exchanged, conditional on planning.
Sale completed when Kingsbridge Estates obtained planning consent for a 93,775 sq ft unit industrial scheme.
