Office Space Acquisition Case Study - Ingeus UK Group
Challenge
Vail Williams was appointed by Ingeus UK Group, to advise on the acquisition of seventeen office sites across central and west London and the Midlands, for the government’s post-Covid Restart Scheme.
Ingeus, part of international human services organisation, APM Group, was one of eight suppliers contracted by the Department for Work and Pensions (DWP) to deliver the Restart Scheme over a three-year period.
How we helped
- Having understood the client’s brief, we undertook a nationwide search for premises which met their requirements
- Agency experts negotiated the rents for each letting, securing the best possible terms for our client
- Twelve sites totalling 121,609 sq ft were leased in London in Wandsworth, Lewisham, Hammersmith, Kensington, Tower Hamlets, Haringey, Barnet, Ealing, Hackney, Brent, Islington and Lambeth
- Other sites included Hounslow and Harrow (total 13,687 sq ft), West Bromwich, Birmingham and Dudley (total 17,933 sq ft).
We had particularly tight deadlines on these acquisitions as it is imperative that the Restart Scheme is able to function quickly and effectively. Our faith in Vail Williams’ ability to fulfil our needs effectively has been rewarded with the hardworking agency team often going the extra mile to clinch the property deals so vital to our work.

Results
- It was challenging in some areas to secure sites of the required size/specification but from 4,400 sq ft in West Bromwich to more than 20,000 sq ft in Lambeth, we delivered
- Acquired 17 sites for Ingeus UK Group within a tight timescale
- Enabled Ingeus to set up and deliver on the DWP’s Restart Programme within expected timescales.
