Vail Williams was appointed by MP Developments to provide expert planning advice on the development of five residential dwellings on greenbelt land in Normandy, on the edge of Guildford.

We were initially appointed to secure planning permission for the demolition of a series of single-storey outbuildings for redevelopment as a trio of residential houses, and were subsequently appointed to secure planning permission for the demolition and redevelopment of the house next door into two further dwellings.

How we helped
  • Planners argued that removal of unsightly outbuilding situated outside the settlement boundary would have aesthetic benefits.
  • Argued that the residential development would count as infill since it continued the residential development on the road, despite falling outside the settlement boundary.
  • Undertook pre-application discussions with Guildford Borough Council to that effect.
  • Submitted outline planning application for a terrace of three 3-bedroomed houses and removal of all outbuildings onsite.
  • Council agreed that the proposal counted as infill, granting planning permission.
