Vail Williams’ lease advisory team was appointed by longstanding client, Flight Logistics Group, for advice on a rent review.

Their landlord proposed a significant 43% increase in rent on their premises at Unit 7-8, Wokingham Commercial Centre, Berkshire. There was five years remaining on the lease, which was held outside of the Landlord & Tenant Act.

How we helped
  • Undertook initial assessment of the landlord’s proposal and valuation.
  • Carried out a full measured survey of the premises and assessed the specification.
  • Identified a difference in floor area with the landlord’s assessment and negotiated a reduction in floor area.
  • Carried out market research for comparable properties and set out market-led evidence to refute the landlord’s assessment.
  • Provided strategic advice to give the client flexibility leading up to their lease expiry in five years.

  • Negotiated a 46% reduction on the initial rent increase proposed by the landlord.
  • Worked with the landlord and tenant to negotiate provisions into the lease, allowing our client the option to extend for a further five years.
  • Gave our client more certainty for the future by ensuring entitlement to a market rent in 2029.
