Vail Williams was appointed by healthcare logistics provider EMED Group, following their multi-million-pound contract win with the NHS which would see them provide non-emergency transportation for patients across Sussex, effective from 1 April 2025.

EMED required several industrial premises to house their vehicles. We brought together a multi-disciplinary property team to find and secure the leasing of several logistics premises to meet their needs.

  • Assembled a multi-disciplinary team made up of occupier advisory, building consultancy and agency experts to find appropriate premises and negotiate lease terms.
  • Carried out snagging lists, pre-acquisition surveys and schedules of condition to protect our client’s interests and address potential risks.
  • Following our advice, the landlord of Units 27 & 28 Lineside at Littlehampton carried out building work to limit our client’s future repairing liabilities.

  • Successfully negotiated a quartet of deals spanning 67,888 sq ft across locations at Unit 2, Panattoni Park, Burgess Hill; Swallow Business Park, Hailsham; Units 6&7 Coronation Way, Chichester; and Units 27 & 28 Lineside, Littlehampton.
  • Enabled EMED Group to house their healthcare fleet at strategic locations, ensuring they could reach patients in optimum time.
  • Expert negotiation achieved a £2,000 budget saving and a significant rent-free period equivalent to 42% of the first year’s rent.
  • Comprehensive due diligence ensured all properties aligned with client’s core values and contractual requirements, allowing flexibility whilst protecting against future repairing liabilities.
