We brought together a multi-disciplinary team comprising investment, lease advisory and building consultancy experts to advise Ankers & Rawlings on the acquisition of several commercial properties in the Solent region.
Each had the potential to add value and generate enhanced investment returns through effective asset management but came at a time of both property market opportunity and difficulty.
A balance had to be struck between risk-adjusted negotiation on the back of Brexit uncertainty, and the scarcity of these investments within the regional market.
Several due diligence challenges had to be overcome, requiring the skill and expertise of our team to ensure an outcome which exceeded expectations.
Multi-disciplinary team sourced and acquired two significant property investments worth nearly £5 million within client’s desired region Investments had significant opportunity to add value
Completed each deal on time and within budget Negotiated over £1 million in savings to ensure both investments provided best value for the client, in a market of scarce supply and high demand Provided ongoing advice to assist client in refurbishing and re-letting existing office and industrial buildings
Commenced marketing campaign for new multi-unit scheme of 16 business units, many of which were pre-sold and pre-let before practical completion.
We are delighted with the work that Vail Williams has done to secure these investments, which not only provide a solid income stream from very good tenants, but are also well positioned within our desired region, on an estate that we know well.
