Challenge
Vail Williams was appointed by longstanding client, Network Aviation Group, to dispose of two prominent office buildings in Crawley as part of the Group’s move to a new global headquarters in Crawley town centre.
Both buildings had become surplus to requirement and were due to become vacant, so were marketed for sale by our Gatwick agency team at what was a challenging time for the market, post-pandemic.

- Used knowledge of regional occupier market and extensive property contacts to secure significant interest in the office buildings.

- ANA House was sold to Birmingham-based real estate company, Sweeney & Yorke and was subsequently sub-let to recruitment company, The Best Connection Group.

- Thanks to our understanding of the client’s business needs, we secured two major disposals, demonstrating the strength of the freehold office market for well-placed, sensibly priced office space in Sussex.
- The disposal of Unit A2 was secured within just six weeks of going to market, minimising the financial impact for our client, by selling whilst in occupation.
- We overcame several obstacles throughout the process of selling ANA House, liaising with legal advisors to secure the best possible outcome for our client.
- Meanwhile, the client carried out an extensive refurbishment and moved into their new HQ in Crawley –a 9,000 sq ft building at Eagle House.
