Vail Williams was appointed by Wokingham Borough Council following a competitive tender to manage an 18-asset portfolio of properties. Included within this was Bush Walk, a partially listed retail parade situated in a designated conservation area in Wokingham.

The building had reached a critical stage, requiring extensive fabric repairs, however, its listed status and location proved complex in terms of compliance, planning approvals, and its long-term maintenance strategy.

How we helped
  • Working alongside the Council, our asset management team and in-house building surveyors, developed a tailored Planned Preventative Maintenance (PPM) schedule for the property.
  • This provided a clear framework for addressing maintenance liabilities and supported informed budget planning.
  • Year one focused on visual uplift, with landlord-funded shopfront enhancements to improve the street scene and reflect conservation requirements.
  • Subsequent phases were programmed, with costs to be recovered through service charge, ensuring fair and transparent apportionment.
