Spirent Communications plc, the leading global provider of automated test and assurance solutions for networks, cybersecurity, and positioning, appointed Vail Williams to advise on the contractual agreements relating to their head office move and fit-out programme.

Upon review of the contracts proposed by a design and build contractor, it became clear these were weighted significantly in favour of the contractor, leaving our client bearing much of the risk.

  • Advised on and renegotiated contract, preparing associated documentation to rebalance risk profile, ensuring necessary tools and mechanisms in place
  • Negotiated wayleaves for fibre
  • Undertook due diligence of the design
  • Carried out a cost sum analysis
  • Subsequently appointed to project manage delivery of the works
  • Managed relationships with adjacent tenants within the building, during the works.
  • Managed existing relationship between client and contractor
  • Provided contract administration support for their client team, maintaining strict cost and time control
  • Liaised with landlords, statutory undertaking and legal teams to ensure successful delivery
  • Provided ancillary advice on our client’s dilapidations liabilities as it was exiting it previous premises.
