Our client had just six months to get out of their existing premises at Park Royal in London, and to source and fit out a new showroom and warehouse facility.

How we helped
  • Having identified a new home in London on the north circular, our client was ready to sign up to an existing lease assignment.
  • We were appointed to project manage all aspects of the move, from taking and developing the client’s base brief, to providing a turnkey phased solution for the relocation of over 200,000 sq ft of space and £2 million of stock within just 5 months.
  • To achieve this, we undertook a fast track building design and layout in parallel with intensive investigations into the operational solutions, which presented several design challenges.
  • Poor ground beneath the warehouse, together with the fast track nature of the project, meant we had to value engineer a base plate solution to address the issues. A 2-tier 150,000 sq ft mezzanine was then constructed within 6 weeks and we fitted out the premises over a rolling 8-week period.
Results
  • By taking a strategic approach to our client’s needs, we designed and project managed the fit out of the premises, overcoming tight timescales by taking over partial possession of the building just four weeks prior to the move, to ensure we could work from the top down to fit it out whilst works continued to the floors below.
  • Stock was then relocated to the premises over the course of a 6-week period, ensuring that the client could make the final move into the building within expected timescales.
