Challenge

Vail Williams was appointed by Surrey and Borders Partnership NHS Foundation Trust (SAPB) to provide Reinstatement Cost Assessments for insurance purposes on 18 properties it owned and occupied across London and the South East.

The buildings, on secured sites with specialist building uses, were used for the care and treatment of those with mental health challenges and were made up of residential units, hospitals, day centres, administration and office space.

How we helped
  • Provided advice on the reinstatement cost on a ‘day one’ basis for building insurance purposes.
  • Inspected all properties taking check measurements.
  • To reach an accurate recommended insurance value, assessed each building through combination of BCIS and elemental basis to account for specialist building uses.
  • Deployed technical knowledge and understanding of pricing data to inform each individual building assessment.
  • Resulting Reinstatement Cost Assessments were substantiated to reflect the rapidly moving market for rebuild costs.

We are grateful to Vail Williams for their ability to take on the challenging brief and deliver what we needed within the tight timeframe required. Not only did they inspect eighteen sites to undertake the necessary technical assessments, but they also provided us with the information we needed, in the format we required, within just two months.

Result
  • Successfully reported on each of the 18 buildings within a two-month period.
  • Using a combination of BCIS and elemental assessment provided a more accurate value of our client’s portfolio.
  • Provided SABP with an overarching single report identifying the reinstatement costs for each building within the portfolio.
  • Enabled the client to sufficiently insure their estate within the necessary timeframe.
