Vail Williams was appointed by a private landlord to secure the letting of a 5,348 sq ft office building, The Courtyard, Worthing Road in Horsham.

The building which had been 100% let had become vacant following a tenant insolvency and, following refurbishment, we were instructed to re-let it. on the back of a tenant leaving the premises.

How we helped
  • Marketed the benefits of the building to known local businesses, promoting key benefits including car park to the rear, recent refurbishment, energy efficient benefits including LED lighting.
  • Knowledge of active occupiers in the market allowed us to secure interest from flexible office provider, Freedom Works.
  • Organised a viewing and negotiated the terms of the deal between our landlord client and Freedom Works, securing a 10-year lease with a 5-year break option.

  • Market knowledge enabled a quick transaction at a good market rent following refurbishment of the premises.
  • Avoided a costly void period for our client, securing a new tenant within just two weeks, and a deal secured within three months.
  • Deal will see Freedom Works enter a new market in Horsham with a good quality building.
  • The tenant is currently fitting out the premises, with a view to open early in 2025, and already has a waiting list of local business occupiers.
