Property consultancy Vail Williams has further strengthened its South Coast offering for clients with a chartered surveyor appointment.

Luke Tubbs joins as Associate, working on property valuations and development consultancy.

Luke, a MRICS RICS Registered Valuer, previously worked for Savills in Dorset for six years, having started out there as an apprentice, before spending the last three years working in the London Residential Valuation Team.

He specialises in residential and commercial property valuation, with particular expertise in loan security valuations, residential development consultancy and development land.

Russell Miller, Vail Williams’ Regional Managing Partner for the South Coast region, said: “Luke will be providing commercial and residential property valuation advice to clients across Bournemouth, Christchurch, Poole (BCP), Dorset and the wider region.

“He is the latest addition to our dedicated multi-disciplinary team across Bournemouth, Southampton and Portsmouth, working out of our office at Everdene House, Wessex Fields, opposite Royal Bournemouth Hospital.

“Having worked extensively across the South Coast, Luke brings strong knowledge of the BCP and wider Dorset property markets.

“This local expertise is complemented by experience of complex and high-value valuation instructions in London, including prime central London.”

Experience includes:

  • Valuing a part-built development scheme in prime central London on behalf of LPA receivers, with a gross development value (GDV) in excess of £750 million.
  • Valuing a 100,000 sq ft newly built industrial warehouse on behalf of a high street lender.
  • Providing residential development consultancy advice to a local authority in relation to four key redevelopment sites.
  • Advising on the disposal of a prime residential development opportunity in Canford Cliffs, Poole, on behalf of LPA receivers.
  • Disposing of a former Methodist church on behalf of a private client for residential redevelopment.

Russell added: “Luke combines detailed property valuation expertise with an understanding of development viability, land and the wider property market, enabling him to advise clients on both the value of an asset and the factors which may influence its future potential.”

Luke graduated from the University College of Estate Management in 2021 and qualified as a Chartered Surveyor with RICS in 2022.

He said: “In my new role at Vail Williams, I look forward to advising a broad range of clients including banks and other lenders, family offices, institutional investors, alternative lenders, securitised debt funds, developers and property owners.”

The appointment follows swiftly on from that of Finn Rawlings, working agency-side as a Surveyor at the Bournemouth office.

Finn, who was previously with Symonds & Sampson in Poundbury, Dorset, assists with commercial property acquisitions, lease negotiations, disposals and strategic property advice, helping clients make informed decisions in a competitive market.

At the same time as Finn, Andrew Lubman joined the Southampton office of Vail Williams from Hampshire County Council as Senior Surveyor, focusing on property development consultancy.
